These Terms & Conditions govern your use of Kinpany's services. By booking a service with us, you agree to these terms.

1. Our services
Kinpany provides independent property verification and housing search services for individuals who cannot attend property viewings in person. Our services include:
Viewing Pack: In-person property verification visits carried out by trained local representatives, including pre-visit landlord and legal checks, a 15-point physical checklist, video walkthrough, photos, written report, and a clear recommendation.
Search & Decide: A full housing search and decision support service including active property search, market and zone analysis, property shortlisting, three verification visits, contract review, and support until signature.
2. What our service includes and excludes
Our representatives are trained to carry out visual inspections. They are not certified surveyors, valuers, or legal professionals.
Our reports are based solely on visible conditions at the time of the visit. We do not test electrical systems, plumbing, gas appliances, or structural elements. We do not access dangerous or difficult-to-reach areas.
Pre-visit legal checks are based on publicly available information at the time of verification. Kinpany does not guarantee the accuracy of third-party records including Land Registry, council HMO registers, or deposit protection schemes.
Our reports and recommendations are provided as guidance only. They do not constitute professional legal, financial, or surveying advice. You remain responsible for your own housing decisions.
3. Booking and payment
To book a service, you must submit a completed booking form via our website. A booking is confirmed once payment has been received in full.
Payment is accepted by bank transfer to our Revolut UK account. Payment details will be provided upon booking confirmation. Payment must be received within 48 hours of booking submission to secure your slot.
Prices are as listed on our website at the time of booking. All prices are in GBP and inclusive of VAT where applicable.
4. Cancellations and refunds
Client cancels before a viewer is assigned: Full refund. No deductions.
Client cancels after a viewer is assigned but before the visit: 50% refund. Pre-visit verification and coordination costs are non-refundable.
Landlord or agent cancels or refuses the visit: Full credit applied to your account for use on another property. No expiry.
Viewer is unable to complete the visit: Full re-visit at no additional cost, or full refund at your choice.
Unused visits in a 3 or 5 visit pack: Visits do not expire and may be used at any time. No refund for unused visits.
Refund requests must be submitted by email to hello@kinpany.com. Refunds are processed within 10 working days to the original payment method where possible.
5. Viewing Pack - visits
Each visit covers one property at one address. Visits are non-transferable between clients. Pack visits have no expiry date and may be used across multiple properties over time.
We will confirm your booking within 24 hours of receiving payment and property details. The visit will typically take place within 2–5 working days, subject to landlord or agent availability.
Kinpany cannot guarantee access to a property if the landlord or agent refuses entry. In this case, a full credit will be applied as per our cancellation policy above.
6. Search & Decide - scope
The Search & Decide service is personal to the client and based on criteria provided at the strategy call. We will conduct active search on Rightmove and SpareRoom and provide a shortlist of recommended properties based on your stated priorities.
We do not guarantee that suitable properties will be available in your preferred zones or within your budget. Market conditions are outside our control.
The three included visits follow the same terms as the Viewing Pack above.
Contract review support is provided as general guidance only and does not constitute legal advice. You are advised to seek independent legal advice before signing any tenancy agreement.
7. Liability
Kinpany's liability is limited to the amount paid for the service in question. We are not liable for any loss arising from your reliance on our reports or recommendations, including but not limited to financial loss, costs incurred in connection with a tenancy, or losses arising from landlord conduct.
We are not responsible for landlord decisions, market conditions, property availability, or any circumstances outside our control.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.
8. Your responsibilities
You must provide accurate and complete information when booking, including the correct property address and landlord or agent contact details. Kinpany is not responsible for errors arising from incorrect information provided by you.
You must not use our service for any unlawful purpose.
9. Intellectual property
All reports, assessments, photos, and videos produced by Kinpany are for your personal use only. They may not be shared publicly, sold, or used for commercial purposes without our written consent.
10. Governing law
These Terms & Conditions are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
11. Changes to these terms
We may update these Terms & Conditions from time to time. The date at the top of this page reflects the most recent update. Continued use of our services after any changes constitutes acceptance of the updated terms.
